Charter is a standing relationship for developers, owner-operators and investors whose pipeline needs Nadi more than once.
The commitment
Clients commit to an annual level of work. In return, Nadi provides a preferred rate that can be traced to volume, prepayment and term; holds priority and senior capacity at the applicable step; and accounts for every draw against the commitment. Each project still has a written scope, fixed fee and timeline.
Four steps
One site
Feasibility, ordinance review or an early concept for a single property.
One development
Continuity from feasibility through entitlement, with reserved capacity and a named senior planner.
A coordinated set
Principal access and scheduling priority across projects sharing a strategy or market.
A whole platform
Reserved capacity across a pipeline, with a ramp right, portfolio-wide tooling and first look at qualified deal flow.
Parcel through Program are priced on committed spend. Portfolio is priced on reserved capacity: a standing team rather than a deeper discount on hours.
Where the rate comes from
What Charter changes
Agreed rate reductions and rate certainty tied to the level and term of the commitment.
Faster response and mobilization, with senior capacity reserved where the engagement level provides it.
Monthly instalments build a client credit balance; project deposits are waived because the relationship is funded in advance.
A monthly statement shows opening credit, work by project, pace against commitment, reserved capacity and cumulative savings.
How the account works
Monthly instalments post to a credit balance in the client's name. Nadi draws against that balance at the applicable reduced rate as commissioned work is completed. Project deposits are waived because the account is already funded.
Disbursements, third-party consultants and filing fees remain separate. Credit is not refundable in cash. Held rates apply up to 125% of the annual commitment; beyond that, current rates apply less the earned reduction.
From Project upward, Charter includes reserved senior capacity and feasibility screens. Portfolio adds a named team, defined service levels, a +50% ramp right on 30 days' notice, portfolio-wide tooling and a 30-day first look at sites originated in the client's paid work.
Places are capped. Charter sells priority—not market exclusivity—and unused reserved time does not roll forward.
