Urban Blue originates, structures and participates in a limited number of community-scale residential and mixed-use opportunities. Its mandate includes land origination, landowner joint ventures, development management within its transactions, and selective GP or co-GP participation.
It focuses on opportunities where phased delivery, complex approvals or servicing constraints reward early development judgement.
How we enter a deal
Before the path hardens.
Urban Blue enters before land is fully committed, when conditional offers and option structures can preserve the ability to test the opportunity properly.
Capital is stage-gated. No major commitment is made before the relevant feasibility gates clear. Off-site construction, decentralized systems and other delivery approaches are used only where the underwriting supports them.

Urban Blue leads development inside a transaction it is already structuring with a landowner or capital partner. This is a deal role—not a standalone service package.
GP / co-GP
Project-specific co-investment follows defined feasibility gates and a substantive origination, structuring or delivery role.
Urban Blue plans to exit at stabilization through disposition or recapitalization. It does not hold assets indefinitely.

Relationship to Nadi Group
Urban Blue engages Nadi Group for design and planning at rack rate under a written arm's-length services agreement, on the same terms as any other client.
